Baseline aerial thermography for large industrial and commercial roofs. One after-sunset flight, a report that maps every thermal anomaly for your roofer to verify, and a record you can compare against next year.
Email Dom 978-254-7311On a low-slope commercial roof, a small membrane failure lets water into the insulation, where it stays. The surface looks fine. The roof loses its insulating value, the deck starts to corrode, and the problem grows until it shows up inside the building.
After sunset, wet insulation holds heat longer than dry insulation. A thermal camera flown over the roof sees those temperature differences as anomalies, and paired visual frames show exactly where each one is.
The report marks each thermal anomaly on the roof plan with matched thermal and visual images, so your roofing contractor knows exactly where to core-verify. Whether an anomaly is wet insulation, a repair patch, or ponding gets confirmed by a core sample, not by us. And since we don’t sell repairs, we have no reason to find problems that aren’t there.
It also gives you a dated baseline. Repeat the scan and you can show a board, an insurer, or a buyer how the roof is actually trending, with pictures.
Insurers have started asking for this kind of roof documentation at renewal, and it is a dated record of the roof's condition if you ever have to file a claim.
We scope the roof from satellite imagery, check the airspace, ask you a few questions about the site, and send you a fixed quote and a short access release to sign.
A liability insurance certificate arrives before the flight, with your organization named as additional insured on request. The flight is exterior only from above the roof. No roof access, no building entry, no one needs to meet us.
Annotated roof plan, matched thermal and visual frames for every anomaly, and plain-language notes on what to have a roofer verify. Delivered as a PDF within days of the flight.
We report thermal anomalies; we don't diagnose roofs. We are not roofing contractors and do not sell repairs. Your roofer confirms what each anomaly is and what, if anything, to do about it.
Anyone with a drone can take a thermal picture. Reading it correctly is the job: emissivity, reflections, how long since sunset, and which anomalies are actually worth a roofer's time. That comes from training and from doing it every week.

A thermal survey of a plant shows how the building is put together, where the mechanical equipment sits, where the doors are, and what is running hot inside. Most facility owners would rather keep that close, so our equipment and handling rules are written down.
We serve facilities within roughly an hour of Devens, Massachusetts: the Route 2 and I-495 corridors, Leominster, Fitchburg, Worcester, Lowell, and southern New Hampshire. Thermal scans depend on the weather, and being close by means a cloudy forecast costs you nothing — we come back the next clear evening. When you want the roof scanned again next year, it takes one call to set up.
Manufacturing plants, distribution and cold-storage warehouses, biotech and research campuses, multi-building industrial parks, schools and municipal buildings. If the roof is over about 30,000 square feet or you own several of them, a scan costs a fraction of one percent of a replacement, and the replacement decision gets made on evidence instead of on whoever gave the estimate.
